Ownership & Management Structure

Bridewell Place and all it's properties are owned by a single freeholder. The freeholder uses a holding company which has Bridewell Place on it's books. A subsidiary of this company called Proxima GR Properties Limited owns the headlease. The Proxima contracts the management of the property to Estates & Management Limited. Estates & Management (E&M) subcontract the maintenance of two aspects of Bridewell: communal areas and anything structural to First Port. First Port has an Estate Manager that is dedicated to Bridewell. You can get their contact details from Derek, the concierge.

Concierge

The brilliant Derek has been in the role for 26 years (as of March 2025). His office hours are 8-4.

Moving Your Stuff

Two of the three vehicle entrances (2 & 3) to Bridewell have restricted height. The main entrance doesn't. For all three, you can enable high-top van access by swinging open the black anti-climb guard above the gate. This metal guard operates independently of the gate below.

If you're in a flat in the western building, the green fire door will save you some hauling distance. Just be sure to close it afterwards because the door was once knocked off by a passing vehicle.

Internet/Wifi/Broadband

Residents seem to use either 4th Utility or BT. The former leaseholders of our flat used BT. 4th Utility had better Trust Pilot reviews and promised much faster network speeds, so we got set up with them. When they installed the connection/router, they found the relevant cable behind the roof panel in the corridor above our front door, and drilled a small hole above the door to run a near-invisible wire into the property to the nearest plug socket, where they placed the modem. If you're considering a switch, it's worth noting where BT ran their wires and set up their router. As was the case with us, BT may have have an existing installation that runs through the wall cavity/under the floor so the router can be housed in a better location (i.e. the living room). Derek may also have further info to help you choose.

Energy

Bridewell Place is not supplied with gas, electricity only.

Local GP

The Wapping Group Practice is the closest GP (3mins walk). You can register online. They do not facilitate in-person registration.

Local Handyman

Steve is Bridewell Place's defacto maintenance man. He's freelance, and comes with a glowing recommendation from Derek. There's nothing he doesn't know about Bridewell's in and outs. Number: 07903 097 454

Cleaning

For a routine cleaner, several Bridewell Place residents use Denuta, available on 07783 413 305.

For window cleaning, most residents use Paul (liaise with Derek for the number). Paul doesn't have a telescopic pole, so if your property has high windows, liaise with Derek who may put you onto the company that cleans the communal windows.

Key Cutting

While U Wait in Watney Market is the closest locksmith. Warren, the shop owner, is very friendly and a true expert. Very fast service (a few seconds to 10 mins max, depending on the key). He can cut the key for Chubb locks (which some Bridewell doors have). Not every locksmith is equipped for Chubb keys. He said they're brilliant keys and if you replace the door, be sure to keep and fit the old lock as they are valuable.

He can also cut the Bridewell Place gate key. This is cheaper and potentially easier than ordering via First Port. The process: call First Port > pay over the phone (£15) > they'll inform Derek of the purchase > collect the key from Derek (he keeps a stash). This was a multi-day rigmarole for me because First Port didn't have us on account, they didn't know the price of the key, and couldn't get in touch with Derek.

Adjustments to the Property

Bridewell Place is a listed building, so anything affecting the facade, and of course anything structural, needs close approval. There's much more freedom for non-structural work on property interiors. Best to speak to Derek for details.

Lease Extension

It is likely cheaper to extend your lease simultaneously with one or several other Bridewell Place residents. Speak to Derek, who may refer you to other interested residents. Lease extensions are done via E&M directly. Follow the process on the phone or website. I'll make a separate note on this when I've gone through the process.

Freehold Purchase

It is not possible to purchase the freehold solely for your property. The freehold must be purchased for Bridewell Place as a whole. This requires a community effort. An attempt was made, and ultimately stalled, in 2024. Derek or other residents may have further information.

Renting & Airbnb

At the time of writing, just over half the residents of Bridewell are renters. I'm afraid I don't have any more info on renting. Airbnb is not permitted. One resident tried it regardless but stopped after receiving considerable pushback from management and residents. This followed several incidents, including noise from large families who exceeded the guest capacity (also throwing keys from the window) and guests using the space for parties. Parking Space Rental

Residents with spare parking often rent their space. Derek facilitates this. At the time of writing, a regular space will go for £100 per calendar month (pcm), and a larger space may go for £200 pcm.
